8.4x ROAS on Google Ads for a Real Estate Developer
The Challenge
The client was running Google Ads in-house with a \u20b97L/month budget and getting a 1.8x ROAS. Site visits were not converting \u2014 a massive 94% bounce rate on landing pages, no retargeting, and campaigns targeting 'property in India' (far too broad).
Our Strategy
Full account restructure: granular ad groups by locality, property type, and buyer intent stage. Created dedicated landing pages for each micro-segment. Set up a 5-layer remarketing funnel. Introduced Performance Max alongside Search for top-of-funnel.
Execution
Week 1: Pause all campaigns, rebuild structure from scratch with proper match types. Week 2\u20133: Launch 12 new campaigns with locality-specific landing pages (Hadapsar, Kothrud, Baner separately). Week 4+: A/B test 3 landing page variants per locality, feeding data into Smart Bidding. Month 2: Add PMax for developer brand and showcase campaigns for walk-throughs.
The Results
Cost per lead dropped from \u20b9380 to \u20b994. Qualified leads (site visits booked) went from 87/month to 340+/month. ROAS scaled to 8.4x. Client increased budget to \u20b928L/month based on results.
